Don has written a booklet detailing the buying and selling of a home and all that goes with it. It shows you how to make the best decisions along the way. There are explanations of all the paperwork, for listing and buying, the escrow appointment and documents, how to find an agent, how to find a home, how to get qualified to purchase, the inspections and much, much more. This is a very inclusive booklet for those who know something about real estate and those just starting to buy or have not sold in a long time. Selecting an agent:
Your most difficult and important part of selling your home is selecting the right agent to represent you. There is no perfect way to make the selection, however some methods are better that others. You should select a top producing agent who works with both buyers and sellers. Talk to friends, relatives and co-workers. Visit agents in their weekend open houses. Talk to an agent you know works in an area whose signs are visible. Don't limit your selection to a so called "area specialist."
The absolute worst way of selecting an agent is to call a Real Estate office and telling the agent who answers the phone that you want to list your home. Avoid agents who are solely "listing agents." Avoid the agent who tries to "buy" your listing by giving you a higher value that the market warrants.
The perfect agent for you is a Top Producing agent who works with both buyers and sellers with a good marketing plan. They should communicate often and be someone with whom you can have a good rapport and will try to sell your home at a fair market price.
For the Seller:
Choose a knowledgeable local realtor who is of like mind with you.
Do as your agent asks.
Price your home correctly for current market conditions.
Make your home very accessible.
keep your home in good condition until escrow is finished.
For the Buyer:
Make sure you understand the market.
Share your wish list with your agent, but be flexible.
Select an agent who has done lots of transactions and with whom you feel comfortable.
Making the offer:
"Now that you have found your dream home, you will want to make an offer." Don suggests how to price the offer, what earnest money is to go with the offer and how much to put down. The booklet also explains what happens to the offer and the money until your offer is accepted.
